Clarify the objective and budget
For the ‘buying property in Morocco’ project, intended use, region, property type, timeframe and total costs are defined in writing.
Local responsibility
About Immobilien Marokko: DACHMA ADVISORY S.A.R.L. AU, Ramciss Hasbi, local role, working methods, limitations and German-speaking purchase support.
What we stand for
Buying property in Morocco combines personal objectives with local processes, documents, specialist bodies and very different markets.
Immobilien Marokko is not a public property exchange. The website explains which regions and property types suit personal use, how a purchase is prepared, which documents are important and where external expertise remains indispensable. A specific search begins only once the budget, objective, region, timeframe and exclusion criteria are understood.
DACHMA ADVISORY S.A.R.L. AU is the Moroccan company behind Immobilien Marokko and the potential contracting party for agreed services. Its local role includes communication, research, coordination of appointments and viewings, structured comparison information, negotiation preparation, a document overview, liaison with the notary and specialist advisers, handover and — where appropriate — subsequent management. The contract states what has actually been commissioned.
Transparency also means not presenting every task as an in-house service. Legal questions belong with qualified lawyers and notaries, tax questions with tax professionals, technical diagnostics with expert assessors, and financing decisions with banks or specialised advisers. DACHMA can coordinate these parties, but does not assume their professional responsibility.
Two brands, one clear allocation

The visible information and enquiry platform for German-speaking buyers, owners and people considering relocation.
The Moroccan legal entity that provides the agreed local search, coordination and management services. The company is based in Rabat and represented by Ramciss Hasbi.

Local responsibilityFounder and managing director
Ramciss Hasbi is the publicly named person responsible for DACHMA and Immobilien Marokko. His role is not to promise buyers a risk-free decision. He structures German-language communication, assesses local possibilities and ensures that open questions, responsibilities and next steps remain easy to understand.
The work begins with listening. A couple wishing to move to Agadir needs different information from an investor with a long-term letting objective in Casablanca or a family considering a riad in Marrakesh as a second home. Intended use, budget, everyday life, time and risk profile create a search framework. This framework guards against research that responds only to beautiful images.
For serious candidates, observations and statements are recorded in a traceable manner. Proof of ownership is different from structural condition; possible letting is different from permitted or economically viable letting. This distinction is central to the working method.
Working methods
For the ‘buying property in Morocco’ project, intended use, region, property type, timeframe and total costs are defined in writing.
Determine micro-locations, everyday life, exclusion criteria and realistic alternatives.
Pre-filter information, consolidate appointments and document observations in a traceable manner.
Negotiate terms and have ownership, encumbrances, construction, use and costs reviewed separately.
Coordinate the notary, specialist advisers, bank, deadlines, payment route and handover unambiguously.
Organise keys, the report, utilities, defects, inspections and letting as needed.
Separate roles clearly
Trust arises when it is transparent who is responsible for each statement.
DACHMA can request, organise and coordinate documents with the parties involved. Whether a title is legally sufficient is decided by the responsible professional review. DACHMA can document visible points during a viewing. Whether the structural system, waterproofing or services are technically sound is assessed by a qualified expert. DACHMA can coordinate financing documents. The financing institution decides on the loan, terms and affordability.
The same clarity applies to prices and letting. Comparable listings can provide a framework but are no guarantee of valuation. Forecasts of occupancy or appreciation remain uncertain. Where data is absent, false precision is avoided. This approach may lengthen the process, but prevents unresolved questions from being presented as certainties.
Our standard
‘Good support does not push for completion. It makes a decision understandable—even when the conclusion is against a property.’
Ramciss Hasbi, Immobilien Marokko / DACHMA
Experience and network
Local work requires reliable contacts, but a network is no substitute for an independent individual assessment.
Depending on the case, DACHMA works with notaries, banks, translators, technical service providers, management companies and other local bodies. Selection and commissioning depend on the task, location and availability. External partners act on their own responsibility; their costs and services are clarified before work begins wherever possible.
Alternate Immobilien GmbH can be positively recommended on the basis of the personal and business experience of Ramciss Hasbi and DACHMA. This statement is expressly not an independent review, seal of quality or guarantee. Alternate Immobilien GmbH is also not automatically a contracting party to a search or purchase in Morocco. Where a specific role exists, it is disclosed openly.
The same rule applies to every recommendation: buyers should know whether a statement is based on personal experience, a business relationship, an official remit or an independent expert opinion. This keeps the decision verifiable.
The buyer retains the choice even after a recommendation. Quotations, powers of attorney and draft contracts should be read without pressure, follow-up questions documented and, where necessary, reviewed by a qualified professional chosen independently. Transparent collaboration is demonstrated precisely by the continued possibility of a second professional opinion.
