At the outset, the rooms, meters, keys, technical systems, known defects, service providers and current contracts are recorded. Photographs and a handover report create a shared starting point. The inspection schedule and scope follow the property type, climate, vacancy and insurance requirements. Distance can allow verbal arrangements, scattered invoices or overly broad powers of attorney to remain unnoticed for a long time. It is equally problematic to expect a property manager to detect hidden construction defects or resolve every legal question. Unclear definitions of an emergency can cause unnecessary expenditure or dangerous delays. Responsibility, availability, evidence and termination rules are therefore set out in writing. Existing tenancy, staff or service contracts are not tacitly assumed, but are assessed by the respectively responsible specialists before continuation.

Conversely, a legally sound property does not automatically become the right choice if the location, everyday life and ongoing costs do not suit the buyer. Facts, assumptions and personal preferences are therefore documented separately.

Before making a reservation, it should be clear which documents are already available, which reviews remain open and who will undertake them. Every assurance receives a source or remains expressly marked as an assumption. This applies particularly to rental potential, renovation, construction progress, permissions and future infrastructure. Decisions under artificial time pressure do not fit this approach.

Do I have to live in Morocco for the property to be managed?

No. Particularly when the owner resides abroad, keys, inspections and service providers can be organised locally. The owner nevertheless remains responsible for decisions, sufficient funds and the required specialist appointments.

Does the property manager receive a power of attorney?

Only if it is required for specific tasks and has been professionally reviewed. Its scope, duration and revocation must be unambiguous. A blanket general power of attorney is not automatically part of a management mandate.

Can DACHMA pay invoices for me?

Payment processes can be organised according to the contract. The budget, receipt requirements, approval limit and account or advance-payment model are clarified in writing beforehand; qualified specialists assess the tax treatment.

How often is a vacant property inspected?

That depends on the property, location, season, technical systems and insurance terms. The agreed schedule is documented and adapted for particular findings or a longer absence.

Is letting automatically included?

No. Finding tenants, holiday guests, collection and ongoing property inspections are different services. Permissibility, the contract, tax and operational effort are reviewed separately before a letting mandate.

Does management guarantee that no damage will occur?

No. Inspections and maintenance coordination can improve response times, but do not prevent burst pipes, weather damage, break-ins or hidden defects. Insurance and professional technical maintenance remain important.
